Our rental properties range from elegant brownstones and graystones, meticulously restored to their original splendor and adorned with beautiful vintage touches, to stunning new construction residences complete with all modern amenities.
- Do You Offer Virtual Tours?
- Urban Abodes offers virtual tours to our customers. In addition to the photos and videos that can be found on our website, our Leasing Consultants also offer live video tours. Our agents will travel to the apartment and will either FaceTime or Zoom you a live video walkthrough of the apartment. You will be able to direct the agent to show you all aspects of the apartment spending as much time in the apartment as you deem necessary.
- What Are Your Apartment Acceptance Requirements?
- Typically, our landlords require a minimum credit score of 620 and a monthly gross income equal to or greater than 3x the monthly rent. If you do not meet the aforementioned standards, most landlords will accept a co-signer provided that the co-signer's monthly gross income is equal to or greater than 5x the monthly rent.
- How Long Is The Approval Process?
- Because of our longstanding relationships with our landlords and our streamlined application process, we are able to get applicants approved usually with 48-72 hours of application.
- What Forms Of Payment Do You Accept For Payment Of Deposits?
- We accept cash, personal checks, money orders, cashier's checks or payments through the Zelle and QuickPay systems.
- If My Application Is Not Approved, Will My Deposit Be Returned?
- Yes, if your application is rejected by the landlord, all deposits will be immediately returned to you. Application fees, however, are non-refundable.
- Is Your Service Free To The Renter?
- Yes, our services are free of charge to the renter. Our landlords pay us a fee to find them tenants.
